Moving In
Congratulations on your new apartment! We are very excited to have you as one of our residents. Please click here to find our Move In Checklist to help make sure you have completed all the requirements prior to your move in date.
The Utilities, Tenant Responsibilities, and Building Information Addendum of your lease agreement lists the items you are responsible for (i.e. filter changes, garbage removal, landscaping, snow removal). Be sure you look at these items in your lease (which can be found on the app or your tenant portal) to know what is expected of you.

Moving Out
We are sorry to hear you will not be staying with us and hope that you have enjoyed your stay. Please complete the "Request Notice to Vacate" Form online through your tenant portal under Contact Us.
We will begin marketing and showing your unit, you do not need to be present, but are welcome to be home - if not, we will let ourselves in and out. We will notify you via email and/or text for all showings scheduled. These emails will come from rent@ppmrealty.com. Please be sure to add this to your email contact list. The email and phone number that we have on file will be the one used. Please update your contact information through your tenant portal if needed.
It is important that you remember that your lease expires at 11:00 am on the second to last day of the month and you are responsible for getting the carpets professionally cleaned. Also, be sure to stop your rental payments if you have set it up as a recurring payment. Please remember that you must provide proof that the utilities have been transferred into your name and must remain on and in your name throughout your lease expiration date.
Renters Insurance
You can use any third party for renters insurance just make sure they list us as an “additional interest” on the policy and that you have $100,000 minimum personal liability. You can upload this proof through your tenant portal.

The good news is, we have partnered with ePremium Insurance to help make renters insurance quick and easy for our tenants! Through their renters insurance policy you will not only get the liability coverage that you are required to have, you will also get insurance to cover your personal belongings as well. ePremium Insurance is approximately $14/$20 per month depending on your occupancy and personal property coverage. Their enrollment is nice and easy and only takes a few minutes.
You can purchase your renters insurance through any third party insurance company, but ePremium partners with us to make it easier for you. Q: How do I get my on-street parking permit?

All spaces in our lots are currently assigned. Please do not park in any space except for your assigned spot. If you park in the wrong space your car could be towed at the vehicle owner’s expense. If a car is parked in your spot, please contact Travis Towing and he will tow the car away. TRAVIS TOWING 412-904-331. Never park your vehicle in places that are not designated parking spaces. If your vehicle is not in your assigned parking space it should not be anywhere in the parking lot.
If your street requires a parking permit and you do not have an assigned parking space, have extra vehicles, or for guest parking, you will need to purchase an on-street parking permit mentioned above.

Q: I have questions regarding my lease, making payments or renewals?

Q: Am I allowed to get a Pet?
If your lease agreement says “No Pets” then you are not allowed. You can call the office to confirm, but always check before bringing any animals home (this includes dogs, cats, caged animals)
Q: There is a possibility that I need to break my lease?
You are not allowed to sublet your apartment, or any part of the property, short or long term, such as AirBNB, VRBO or other temporary housing applications.
We have two options available if you would like to end your lease early. You can terminate your lease agreement, or you can have us try to re-rent the apartment for you. The Early Termination Form gives you the option to immediately break your lease agreement. In order to do this, we will send you the form to complete and sign electronically. You will need to pay the termination fee (equal to three months gross rent, no discount) online through your tenant portal (the charge will be posted once the form is signed). The Re-Rent Form gives you the option to have us attempt to re-rent the unit for you. With this option, you are still responsible for all rent and utilities until someone else moves in. In order to move forward with this option, we will send you the form to complete and sign electronically. You will need to pay the re-rent fee (equal to one months gross rent, no discount) online through your tenant portal (the charge will be posted once the form is signed). If this is for a job transfer, sometimes companies will pay a portion or all of these fees to help their employees. The re-rent fee is good if you are able to notify us in advance of the move, but if you have to move immediately, many people do not want to worry about paying utilities and rent at two places so the termination fee is appealing. Contact our office for the appropriate forms and additional details.
Q: I have noisy neighbors - what should I do?
Call the police! You can always contact us in the office, but if there is a true noise disturbance it is always better to let the police handle the situation and document the incident.
